Construction Pending at 4400-14 Market Street in Spruce Hill, West Philadelphia

A recent site visit by Philadelphia YIMBY has noted that construction work is still pending at a seven-story mixed-use building at 4400-14 Market Street in Spruce HillWest Philadelphia. The structure, situated on the southwest corner of the intersection of South 44th and Market streets, will span 103,175 square feet and include commercial space on the ground floor along Market Street. Permits specify construction costs at $17 million.

This promising development that will add a large number of new housing units to a centrally situated site that sits just to the west of booming University City.

    Not to state the obvious but construction has started. The photos show two excavators on site with ongoing excavation, all new since May 2025 when Google Maps street view showed that excavation work had not yet begun. A work-in-progress sign is now posted on recently screened construction fencing.

    This is the best type of project, ridding the world of an automobile focused enterprise, in this case a gas station, and replacing it with a people beneficial pursuit, in this instance two Orens Brothers developed residential buildings with ground floor retail and a small number of parking spots.

From the post: “The building going up here will rise… 11 stories, and will feature 100 units and 20 parking spaces, seemingly accessed along 44th St., if the renderings are accurate. The building also appears to include plenty of balcony space, providing outdoor amenities for the future residents in this growing area. Directly to the west…, a four-story building with 18 units will rise, bringing the total unit count to 118.”
