The project is being developed by TND Properties LLC and constructed by Merit Properties LLC. 24/7 Design Group is listed as the design firm in charge.
The total construction cost is listed at $187,750, with allocations including $15,000 each for electrical, mechanical, and plumbing work, and $142,750 for general construction.

According to the permit filings, the new building will span 1,994 square feet across three stories and include a cellar, pilot house, and roof deck. The use is approved for single-family residential. The approved design includes a roof access structure and confirms that the roof deck is for residential use only. No zoning variances were required.
The house will be built as an attached structure, continuing the block’s traditional rowhouse format. Plans call for a pilot house and rooftop deck—features increasingly common in new infill development throughout North Philadelphia. Energy code compliance will be verified prior to occupancy, including testing for air barrier integrity and envelope performance.
The property is located just one block west of the Susquehanna-Dauphin Station on the Broad Street Line, providing direct transit access to Center City and Temple University. The Hartranft neighborhood is seeing an uptick in small-scale residential investment, with renovations and new construction gradually transforming formerly underused parcels. This project contributes to that momentum while preserving the residential continuity of the block.
