The project will be classified under Group R-2 residential occupancy. The building permit lists 1,960 square feet of earth disturbance. The zoning permit was issued for the erection of an attached three-story structure for use as multi-family household living with six dwelling units. The zoning documents place the project in the RM-1 zoning district. The zoning information table lists a 30-foot lot width, 2,400 square feet of lot area, 75 percent occupied area, 25 percent open area, a 20-foot rear yard, and a proposed height of 30 feet three-eighths inches.

Plans show the development on a through parcel extending between North 7th Street and North Sheridan Street. The site plan labels a 30-foot property width and 80-foot lot depth, with the proposed three-story structure occupying the full 30-foot width of the parcel. North 7th Street is shown with a 12-foot sidewalk and a 26-foot driveway, while North Sheridan Street is shown along the opposite frontage. The plan also identifies an egress well with a grate level with the sidewalk, an existing utility pole, and adjacent properties including vacant lots and three-story structures.

The elevation shows a brick-fronted building with a flat roof and a regular window pattern across the upper floors. The ground floor features the main entrance, address signage, and large street-facing openings, while the upper stories are organized with repeated window bays and narrow vertical accent panels. The approved plans define the building’s height, footprint, frontage conditions, and relationship to the adjacent lots.

With zoning and building approvals now in place, construction may proceed on the six-unit residential project at 2409 North 7th Street.
