Permits have been issued for the construction of a three-story single-family residential structure at 1810 Bainbridge Street in the Graduate Hospital neighborhood of South Philadelphia. The building will span 2,315 square feet across three stories plus a basement, and will include a roof deck accessed via a pilot house. Ownership is listed under 3M Investments Holding Co. The design work is led by A2 Design Group LLC, and the contractor of record is Waybar Construction LLC.
The project carries a total listed construction cost of $350,000.

According to the building permit, the structure will rise as a Type V-B combustible building and will be fully sprinklered under NFPA 13D standards. The site is zoned RSA-5, which permits single-family use by right. The parcel spans 1,091 square feet, smaller than the 1,440-square-foot minimum typically required. The planned structure will rise 37 feet, staying within the district’s 38-foot maximum height. A 24-foot rear yard exceeds the nine-foot minimum, while lot coverage is calculated at 66.2 percent, leaving 33.8 percent open area. The structure will also feature a basement level with a window well and a roof deck accessed through a pilot house.
Renderings and elevations depict a brick front façade accented with a mansard roof clad in charcoal-black standing seam panels. The design includes a recessed entry stoop with metal railings and a regular two-over-two window arrangement across the upper floors. The rear façade features vinyl siding, paired windows, and wooden steps descending into the rear yard.

The approval also specifies installation of helical piles and grade beams at the foundation wall shared with the adjacent property. Separate permits are required for mechanical, electrical, plumbing, and fire suppression systems.
1810 Bainbridge Street is situated in Southwest Center City, two blocks north of the South Street commercial corridor. The Lombard-South station on SEPTA’s Broad Street Line lies within a 10-minute walk to the east.

The two-story home at 1810 Bainbridge St. was demolished between September 2018 and January 2020 after an abandoned attempted rehab. Now one of the few remaining Graduate Hospital vacant lots, with this project a new family will join the neighborhood.
Although there’s been a ton of investment, many Graduate Hospital blocks have few street trees, creating a barren look, diminishing property values, aesthetics, physical health, and community, and increasing summer temperatures, air conditioning costs, crime, mental illness, excess water runoff, air pollution, and more.
But at least there are no leaves to rake.
