Permits have been issued for the construction of a three-story single-family townhouse at 1805 East Oakdale Street in Philadelphia’s Fishtown neighborhood. The structure will be erected on a currently vacant parcel, will span around 1,800 square feet, and will feature a roof deck. Here’s The Plan, LLC is responsible for the designs.
Permit records list total construction costs at $228,000. That figure includes $200,000 for general construction, $9,000 for electrical work, $9,000 for mechanical systems, and $10,000 for plumbing work.

Construction and zoning permits describe the proposed attached structure as classified as Group R-3 residential occupancy and located within an RSA-5 residential zoning district. The lot measures approximately 560 square feet, with the proposed structure occupying about 458 square feet of the site and leaving 102 square feet of rear yard open area, with rear access provided by an existing shared alley. Zoning approvals allow the building to rise to a maximum permitted height of 38 feet.
Architectural drawings depict a rowhouse with a raised first-floor entry accessed by exterior steps from the sidewalk. Elevations show a flat roof framed by party walls on both sides. A roof deck will be set back from the front facade, accessed by a dedicated bulkhead.
Zoning approval for the project was issued in October 2025, followed by construction permits allowing work to proceed.
