The approved scope of work allows for erection of an attached structure classified as R-3 residential occupancy. The building will includes a basement level. Zoning documents place the property within an RM-1 zoning district. The parcel measures approximately 960 square feet, with a proposed building coverage of 720 square feet, equating to 75 percent lot coverage, which matches the maximum permitted coverage in the district.

The building height is listed at 38 feet, with a 36-inch guard rail and an 8-foot-6-inch-high pilot house above the roof deck. The zoning permit authorizes new construction with one accessory surface parking space located at the rear of the parcel.

Architectural drawings depict a vertically organized three-story form with brick and vinyl siding materials noted on the elevations. The front elevation shows a recessed basement egress well, while the rear elevation includes a full-lite patio door and access to the accessory parking space. Window openings are arranged vertically across the façade, with double-hung windows specified throughout the structure.

No construction timeline has yet been disclosed.

  1. The design team needed to decide on whether to provide the duplex residents a back yard green space or one off-street parking space. They chose the latter.

If the new occupants play their cards right, perhaps their neighbors will invite them onto their motorboat, “Aqua Holic”.
