Permits have been issued for the construction of a four-story, eight-unit residential building at 1541 North 6th Street (alternately 1539-41 North 6th Street) in Ludlow, North Philadelphia. The development will span 12,937 square feet of new construction area. Prestige Design and Construction LLC, is listed as the contractor. Plato Studio is the architect.
Construction costs are listed at $1.7 million. The figure includes $1.6 million for general construction and $100,000 for excavation work.

The approved scope of work calls for the erection of an attached structure of Type V-A construction under Group R-2 residential occupancy upon a property zoned RM-1. The development will feature a basement, two roof decks, roof deck access structures, two stair-access pilot houses, and egress wells along the North 6th Street frontage. The site plan shows the building rising between vacant lots at 1537 and 1543 North 6th Street.

Zoning plans show a 3,386-square-foot lot with a proposed building footprint of 2,538 square feet. The plans list 613 square feet of rear yard area and a 236-square-foot courtyard. The proposed building height is listed at 38 feet, with pilot houses rising to 47 feet.
The structure will be fully sprinklered in accordance with NFPA 13. Separate permits are required for mechanical, electrical, plumbing, fire suppression, and excavation work. The estimated construction timeline has not been revealed yet.
