Permits Issued for Five-Unit Building at 653 North Preston Street in Belmont, West Philadelphia

Permits have been issued for the construction of a five-unit multi-family building at 653 North Preston Street in BelmontWest Philadelphia. Upon completion, the new building will rise four stories tall. In total, the building will hold 7,185 square feet of space, with construction costs estimated at $750,000.

The building will replace a vacant lot, one in a string of a few such properties on the block. The property is not enclosed in fencing, and a stately brick rowhome sits directly to its south. With the new building standing four stories tall, the height of the block have a more varied look due to the mismatched sizes of the buildings.

The vacant property is one among a rapidly shrinking supply of such sites in the neighborhood. In recent months, Philly YIMBY has shared numerous amounts of permits in the area issued for multi-family buildings, with almost all of them replacing vacant properties, significantly increasing the density of the neighborhood. This specific site sits directly off of Lancaster Avenue, and the new residents will likely help support the corridor’s future growth.

No completion date is known for the project at this time, though construction may be finished by 2022 or 2023.

  1. The buildings on this block are very similar to some buildings on Chauncey Street between Saratoga and Howard Avenues in Brooklyn, NY.

    I love discovering neighborhoods with similar taste in design.

    This development in West Philadelphia has the benefit of the nearby SEPTA route 10 trolley on nearby Lancaster Avenue and is not too far from the Philadelphia Zoo. 😉
