The final of a trio of permits has been issued for a six-unit multi-family building at 3845 North Broad Street in Hunting Park, North Philadelphia. Upon completion, the structure will rise three stories tall. In total, the structure will hold 5,275 square feet of space, with construction costs estimated at $705,000.
The project, like so many others throughout the city, will replace a vacant lot, helping patch a gap left by the mass urban exodus of the past. A fence separates the property from the street. The lot is one of three situated adjacent to one another, which form the only streetwall gap in an otherwise intact row of ornate townhomes.
The site likely looks familiar to the readers, as permits were issued for another six-unit building at 3847 North Broad Street recently in July, with permits for another multi-family development at 3849 North Broad Street announced just five days later. This string of permits is no coincidence, as they all are a product of a single development, bringing a total of 18 residential units to a tandem line of vacant properties. The developer stated that the projects will feature affordable housing.
The new development will be a great addition to the neighborhood, as it is located along a major transit corridor, with the Broad Street Line running directly in front of the properties. The addition of 18 affordable housing units is also a major win, and continuing the trend of developing vacant and underusued sites throughout the city.
