Construction work is making significant headway on The Cecil, a mixed-use development under construction at 1641-45 North 2nd Street in Olde Kensington, North Philadelphia. Designed by CANNOdesign and developed by R+M Development Partners and BKP Development Group, the building will rise five stories tall, with commercial space on the ground floor and 20 residential units above. Parking for building residents will also be included.
The new building will feature an attractive exterior, taking on an industrially inspired design that is becoming increasingly common in new development. Tan brick will cover the entire 2nd Street-facing portion of the building, with columns and detailing adding more intricacy. There will be floor-to-ceiling windows on the ground floor at the commercial space, with a very interesting green awning feature that would be a great feature if included after construction. Upper floors will have more typical, albeit still large, uniformly-sized rectangular windows.
The site is currently very active with development. Excavation work has long been completed, and concrete foundations have already wrapped up being installed, although they are still visible at the site. The concrete core has already risen the height of the structure. Presently, steel framing is trying to catch up, with the majority of the first floor now framed out with steel, while framework has also began on the second floor.
More progress will still need to be made on the building in coming months. Once framework rises up the rest of the building, window installation should likely come soon thereafter, followed by the eventual facade installation that will truly make the project begin resembling its final product.
The new development is going to be a great addition for the area once completed, helping continue to realize the northern part of 2nd Street as a major commercial corridor. The inclusion of retail space on the ground floor accompanied by the density on upper floors, this development should give the corridor a good jumpstart.
Transit access is offered nearby, with a short walk to the east bringing riders to the Market-Frankford Line, which runs directly to Center city and University City.
No completion date is known for the project at this time.
