Construction permits have been issued for a three-story single-family rowhouse at 2316 Dickinson Street in the Point Breeze neighborhood of South Philadelphia. The structure will rise from a presently vacant site located at the south side of the block between South 23rd and South 24th streets. The new building development will span 2,318 square feet and will feature a basement and a roof deck. The project team includes Philly Plans, Menna Engineers, and Platinum Construction and Development as the contractor.
Development construction costs are indicated at $410,000, which calculates into around $177 per proposed buildable interior square foot. The total includes $325,000 for general construction work, $11,000 for electrical work, $11,000 for mechanical work, $28,000 for plumbing work, and $35,000 for excavation work.

The new building will slot neatly into an otherwise intact row of two-story prewar rowhouses that spans the entire length of the 420-foot-long block. The new structure will remain somewhat deferential to its context via its use of running bond brick on the two lower street-facing floors, as well as with an eight-foot-deep third-story setback. The street’s narrow width and tight street walls will ensure that the third story will be barely, if at all, visible from the sidewalk. The prominent height of the roof deck, which will sit more than 35 feet above the sidewalk, will offer skyline views for future residents. Vertical siding will further distinguish the top floor on the street-facing side, while horizontal siding will span the entirety of the rear facade as well as the roof-access pilot house.
Wharton Square Park, COTRB Growing Together Garden (a community garden), and Point Breeze Avenue, a major comemrcial thoroughfare, all sit within an under-five-minute walk of the proposed development, to the north, west, and east, respectively. Route 7, 17, and 29 buses run in the vicinity.
