Permits have been filed for the construction of a four-story mixed-use structure at 5312-18 Ridge Avenue in the Manayunk neighborhood of Northwest Philadelphia. The building will rise from a 15,753-square-foot footprint and yield 33,544 square feet with 36 residential units. The ground floor will feature two commercial spaces, one of which will be occupied by a fresh food market. The address currently houses a one-story industrial building, which will need to be demolished in order for construction to move forward. Klein & Company Plumbing INC will is listed as the contractor on the applications. Construction costs are estimated at $5 million.
The site sits on a triangular block with frontage on Ridge Avenue and Salaignac Street. Nearby transit access is available to the Manayunk/Norristown regional rail line via Wissahickon Station, a short walk away from the site.
Manayunk’s steep hills and ornate prewar buildings contribute to the neighborhood’s unique atmosphere. The Manayunk/Norristown Line runs on an elevated line through the neighborhood. Ridge Avenue appears have a suburban character in stretches, so dense development such as the current proposal will positively contribute the street’s growth as an urban corridor.
