Permits have been filed for the construction of a multi-family attached structure at 1326 North 6th Street in Ludlow, North Philadelphia. The new structure will replace a fenced-in lot that is covered in weeds. The property is located near the corner of North 6th Street and Master Street. Hofkin Monique is the listed owner.
The new building will rise between two three-story rowhouses. The property will feature multiple roof decks, one on the rear side and another on the roof with access structures. The structure will rise from a 1,418-square-foot footprint.
Directly across the street from the property sits the James R. Ludlow Elementary School. Just to the north of the school, the Cruz Playground and Cruz Recreation Center span an entire city block and feature a baseball field, a public pool, a playground, additional open space, and indoor facilities. Girard Avenue, which carries the 15 trolley, sits a block and a half to the south, while the Girard Medical Center sits a few blocks to the west. The site is located within the general area of Temple University, which is a 15-minute walk to the northwest.
