Permits have been issued for the construction of a three-story, six-unit multi-family structure at 105 North 63rd Street in Haddington, West Philadelphia. The structure will span 8,414 square feet, with construction costs listed at $1.1 million.
The new structure will be replacing a vacant lot, one in a tandem line of such properties on the block. The site is slightly elevated from street level with a minor slope, unlike most other properties throughout the city. The nearest structure to the south of the site is a three-story structure with a tan stucco exterior, while the nearest building to the north is an interesting three story mansard home. The new structure most likely will not look similar to either building, perhaps featuring some sort of combination of brick and an alternate arterial like metal panelling or vinyl siding.
The new density arriving at this site, however, makes plenty of sense, with the presence of the Market-Frankford line just steps to the south. From the line’s station at 63rd Street, riders can arrive in University City and Center in very reasonable times, and this convenience will likely be a driving consideration for residents moving to the area.
In time, hopefully other surroundings properties on the block will also turn over in favor of dense multi-family or mixed-use development. YIMBY will continue to monitor the area for other signs of development moving forward.
