Site clearance work appears to have started at 626 North Delaware Avenue, the site of a proposed 198-foot-tall, 16-story residential building in Northern Liberties, North Philadelphia. Designed by Coscia Moos Architects, the project will add 96 units to the rapidly developing neighborhood.
YIMBY’s recent site visit revealed signs that construction work appears to have started at the site. A metal fence surrounds the property that once held a parking lot. Parts of the pavement have already been broken up and a construction permit hangs on a sign on the Delaware Avenue side of the site. The northwest corner of the site has been left untouched.
The main rendering shows the building clad in what appears to be metal paneling, with an irregular grid of tall windows. The most prominent feature is what looks to be an LED video wall that wraps around two-thirds of the bottom-three stories. There rendering also depicts a rooftop terrace.
The building will be located just to the north of the LUKOIL gas station at 600 North Delaware Avenue, four blocks to the south of the Rivers Casino at 1001 North Delaware Avenue. The closest transit option is the 43 bus stop to the south at the corner of North Delaware Avenue and Spring Garden Street, with the Spring Garden station of the Market-Frankford SEPTA line located four short blocks to the west. With North Delaware Avenue as busy as it usually is, the traffic around the site often gets heavy, as the Delaware Expressway is also just three blocks to the west from the site.
No anticipated completion date has yet been revealed, but the tower could be complete by 2024.

Such an ugly building to take so many people’s view of the city from Waterfront. Where are the city planners in this? This is totally not congruent to the neighborhood or other projects next to this and across from this.
