Permits have been issued for the construction of a three-story single-family rowhouse proposed at 2032 Reed Street in Point Breeze, South Philadelphia. The project site is located on a parcel facing Reed Street, bound by South 20th Street, Gerritt Street, and South 21st Street. Permits list Daku Group LLC as the contractor. Jibe Design is responsible for the designs. SE2 Engineering is also listed on the project team.
The project has an allocated total construction cost of $87,000, with $50,000 allotted to the general cost of construction, $15,000 for plumbing work, $12,000 for electrical work, and $10,000 for mechanical work.

The project site spans an area of 960 square feet and currently houses a three-bedroom one-bathroom residence spanning an area of 1,144 square feet. The existing structure is slated for demolition under a separate permit.
The project proposes to bring a new three-story single-family residence yielding a total built-up area of 2,640 square feet. The scope of work also includes the construction of a cellar, roof deck, and a roof deck access structure. The building façade will rise to a height of 38 feet. Renderings reveal that the row house will feature a classic brick masonry facade.

Separate permits are required to allow for mechanical, electrical, plumbing, and fire suppression work. The estimated construction timeline has not been announced yet.
The project site is located in a vibrant residential neighborhood serviced by various convenience stores, restaurants, and cafe. Both Ellsworth-Federal Station and Tasker Morris Station are located a fifteen-minute walk away.
