Permits have been issued for the construction of a new three-story residential project proposed for development at 2614 7th Street, Lower Moyamensing, North Philadelphia East. The project site is located on a parcel at the intersection of North 7th Street and West Huntingdon Street, North Franklin Street, bound by West Leigh Avenue. Permits list BF Capital Developers LLC as the contractor. Pomegranate LLC is responsible for the designs. Elle Group LLC is listed as the owner.
The project site is a parcel spanning an area of 850 square feet. The site is currently developed with a three-bedroom two-bathroom residence spanning an area of 1,274 square feet.
The project proposes to bring a new three-story residence yielding a total built-up area spanning 2,466 square feet. The building will offer three modular dwelling units, each spanning an area of 816 square feet. The residence will also feature a cellar, roof deck, and a roof deck access structure. The building façade will rise to a height of 48 feet.
The project has an allocated total construction cost of $450,000. Separate permits are required to allow for mechanical, electrical, plumbing, and fire suppression work. The estimated construction timeline has not been announced yet.
The project site is located in a vibrant residential neighborhood. Susquehanna-Dauphin Station and North Broad Street Station are located a five-minute drive away.
