The attached multi-family building will span 4,302 square feet. Permits list the Philadelphia Land Bank as the owner, CICADA Architecture as the architect, and the T.N. Ward Company as the contractor.
The filing specifies a total construction cost of $807,488, which is comprised of $786,478 allocated for general construction and $21,010 for excavation.

Zoning drawings describe the proposed building as part of the Fairhill Redevelopment Project, with the particular site at hand designated as Parcel B. Plans depict a companion triplex on Parcel C. Together, the two proposed buildings, planned within an RM-1 residential district, would contain six residences spanning a property totaling 4,093 square feet.
The issued construction permit applies only to Parcel B, which spans a lot area at 2,075 square feet. The proposed building footprint will measure 1,449 square feet, equivalent to 69.8 percent lot coverage. The new building will rise to a a height of 35 feet, somewhat below the district’s listed 38-foot maximum.
The project will feature a 16-foot-deep rear yard with access to a concrete patio and a roughly four-foot-wide alley separating the proposed structures. An elevation drawing depicts concrete ramps and steps with handrails, paired rectangular windows, and a 36-inch parapet at the roof.
The route 47 bus serves the 5th and 6th Street corridors, and the route 54 bus operates along Lehigh Avenue. Fairhill Square Park is situated nearby on Lehigh Avenue, and the York-Dauphin station provides access to SEPTA’s Market-Frankford Line.
