Renderings Revealed for 2031 North 63rd Street in Overbrook, West Philadelphia

Renderings have been revealed for a mixed-use development located at 2031 North 63rd Street in OverbrookWest Philadelphia. The building will rise four floors, and will contain a commercial space at the ground floor. Above this, there will be 81 residential units on upper floors, with a green roof atop the building. A total of 24 parking spaces (one van accessible) and 27 bike spaces will also be included with the project. KCA Design Associates is the architectural firm behind the project.

The new building will feature a stately exterior that takes cues from more traditional design styles. The majority of the building will be clad with white brick veneer, while cast stone veneer will help improve the structure’s street presence at ground level and will also rise in a vertical column at the building’s center. Floor-to-ceiling windows situated at ground level will additionally help improve this building’s impact on the street scape. Hardie plank siding will be used on non-street-facing sides of the building in order to save on material costs during development.

The new building will replace a current row of low-slung commercial buildings. This row forms a large portion if Overbrook’s central commercial area oriented along 63rd Street, but are not necessarily the most impressive from an architectural standpoint. Each building is just one story and offers an entryway to the various commercial uses found inside.

The new building should be a solid improvement for the site once work is completed. Although the demolition of the existing commercial buildings results in a loss of commercial space along 63rd Street, the presence of new commercial space at the ground floor of the future building will help make up for this. Moreover, the added residential density found on the upper floors will provide a major bolster for the area and will strengthen the commercial strip in a meaningful manner.

The building’s attractive appearance is simply an added bonus to a project that is already quite an improvement based on the numbers. It is good to see continued development in Overbrook, a neighborhood which has only recently seen an uptick in larger-scale mixed-use projects such as the one at hand. Moving forward, it would be fantastic to see similar sizable development rise on the neighborhood’s remaining under-used land parcels.

  4. If it’s section 8 approved I would love to move back in my neighborhood where I was for 12 and a half years ,now I’m in a good section monument Road ,but would love to come back ,not to my old place lol but to my neighbor hood.
