A recent submission to the Philadelphia City Planning Commission’s Civic Design Review committee outlines the details for a four-story mixed-use development planned at 6225 Germantown Avenue in Morton, Northwest Philadelphia (the project is also known under its full address of 6225-27 Germantown Avenue). The development team includes Ingram Sageser as the architect and Ambric Technologies as the civil engineer.

The proposed development will rise on the east side of Germantown Avenue, spanning a 17,416-square-foot site between East Tuplehocken Street and East Washington Lane. The property will be situated on a site zoned as CMX-2 (where commercial structures currently stand), though zoning variances are required for the development to commence. The structure will incluse 38,515 square feet of residential space, 925 square feet of commercial space, and 12,213 square feet of basement space dedicated for storage, utility, and parking space, with the latter featuring 27 parking spots.
