Permit approvals have been issued for a three-story, three-unit residential project planned at 2246 North 21st Street in North Philadelphia WestCrestline Real Estate and Development as the owner, 24 Seven Design Group LLC as the architect, and SZM Group as the general contractor.
Total construction costs are listed at $500,000, which includes $475,000 allocated for general construction and $25,000 for excavation work.

The attached building (rising adjacent to neighboring structures) is classified as Group R-2 residential occupancy and will rise in the RSA-5 zoning district. The development will feature a basement and a roof deck, and will be fully sprinklered in accordance with NFPA 13R standards. Plans show a building height of approximately 33 feet, well below the district’s 38-foot maximum.
Architectural plans show that a parapet will conceal the roof deck and its access structure. No architectural renderings or exterior material specifications are included in the permit set.
Zoning approvals for the project date back to July 2022. That approval has since been formally extended through July 19, 2026, allowing construction to proceed without changes to the originally approved plans.
With zoning approvals in place and construction permits issued in January 2026, the project will make for modest yet effective residential infill development that will brings new housing to a rapidly developing neighborhood.
