Permits have been issued for the construction of a three-story two-family rowhouse at 2314 North Sydenham Street near Temple University in North Philadelphia. The structure will rise from a vacant lot on the west side of the block between West Dauphin Street and West York Street. Designed by Mass Architecture Studio, the building will span 3,360 square feet and will feature a basement and a roof deck. Permits list Amazon Electric as the contractor.

YIMBY Shares Streets Handbook Checklist for Tioga District’s Diamond Health Hub Proposed in North Philadelphia West

Earlier this month, YIMBY shared floor plans and planning infographics for Tioga District’s Diamond Health Hub, a five-story, 120-unit mixed-use development proposed at 2024-32 North 22nd Street in North Philadelphia West; today we share the project’s Complete Streets Handbook Checklist, a rather technical documentation set included in the project’s Civic Design Review submission. The development will rise from a through-block lot sited between by North 22nd Street to the east and North Croskey Street to the west. Designed by Oombra Architects, the building will offer 49,423 square feet of residential space, 10,567 square feet of commercial space, and parking for nine cars and 28 bicycles. The residences will be designated for mixed-income seniors aged 55 and above.

In the previous month, YIMBY published a series of renderings and diagrams for Tioga District’s Diamond Health Hub, a five-story, 120-unit mixed-use development proposed at 2024-32 North 22nd Street in North Philadelphia West; today we offer yet more additional graphics and floor plans for the project. The new building will rise from a property bound by North 22nd Street to the east, West Diamond Street to the north, and North Croskey Street to the west. Designed by Oombra Architects, the structure will offer 49,423 square feet of residential space, 10,567 square feet of commercial space, and parking for nine cars and 28 bicycles. The apartments will be designated for mixed-income seniors aged 55 and above.

A three-story, 15-unit apartment building is proposed at 2022 North 22nd Street in North Philadelphia West. The development will replace a vacant lot on the west side of the block between West Norris and West Diamond streets. Designed by Kore Design, the building will span 13,696 square feet and feature several roof decks, a green roof, and full sprinkling. Permits list Kumas Homes as the contractor and a construction cost of $550,000.

The development is located on the southwest side of the block between North 27th Street and West Glenwood Avenue. Designed by KCA Design Associates, the structure spans 5,850 square feet and features a basement, full sprinkling and a roof deck. Permits list CRBN LLC as the contractor and a construction cost of $800,000.

The structure rises on the east side of the block between Jefferson Street and West Oxford Street. Designed by KCA Design Associates and developed by Design Pro Development, with GRIT Construction as the contractor, the structure spans 29,042 square feet and features ground-level retail as well as residential amenities such as parking, a fitness center, and a roof deck. Permits list a construction cost of $4 million.

The building rises from a 2,480-square-foot footprint and offers 10,803 square feet of interior space, which lends a generous average of around 1,800 square feet per apartment.
