Permits have been issued for the construction of a three-story, six-unit apartment building at 2002 North 22nd Street in North Philadelphia West. The structure will replace a vacant lot on the west side of the block between West Norris Street and West Diamond Street. Designed by the 24 Seven Design Group, the building will span 7,344 square feet and will feature a basement and a roof deck. Permits list Efe Holdings as the contractor and specify a construction cost of $800,000.
At nearly 23 feet in width, the structure will be broader than the average rowhouse-scaled development, which typically measures around 15 to 20 feet wide. This extra width is one of the factors that allows for a greater-than-average unit count for a structure of such dimensions, which will ostensibly feature two apartments per floor. However, the units are unlikely to be cramped, as the proposed square footage indicates that each unit will span, at least on average, over 1,000 square feet.
The building will extend 91 feet into the property, leaving space for a relatively sizable, 23-foot-deep, 634-square-foot rear yard. The structure will measure 33 feet to the main roof, well below the 38-foot local limit. Curiously, the ground floor will sit at the sidewalk level; while the configuration will allow for unusually lofty 11-foot floor-to-floor heights, it will also translate to a basement entirely submerged below the ground, with no direct sunlight aside from that which may be provided by submerged light wells.
Located within a 15-minute walk to the west of Broad Street (and around 20 minutes away from either the Cecil B. Moore or Susquehanna-Dauphin stations on the Broad Street subway line), 2002 North 22nd Street will rise on the far western fringe of what is generally considered as the Temple University area. However, whether the housing will be populated by Temple students or affiliates, residents of the local working-class community looking to upgrade to a new construction apartment, or anyone else, the replacement of an eyesore vacant lot, which had sat empty for well over a decade, with a medium-density apartment building, is a positive development for the neighborhood.
