Permits have been issued for the construction of a three-story two-family residential building at 1231 South 27th Street in the Grays Ferry neighborhood of South Philadelphia. The property is located on a corner lot at the intersection with Oakford Street. The approved scope of work calls for the erection of an attached three-story structure with a roof deck and an enclosed roof deck access structure. The building will be used for two-family household living and will be fully sprinklered in accordance with NFPA 13D standards. The project team includes Jos. Serratore & Company Architects Inc as the architect and Brix Masonry Inc as the contractor.

Permit records list a total construction area of 2,631 square feet, with an estimated total construction cost of $331,500.

The project is situated within a CMX-2 (Neighborhood Mixed-Use) zoning district. Zoning plans indicate a lot area of 912 square feet and a lot width of 16 feet. The proposed structure will occupy approximately 80 percent of the site, with 20 percent provided as open area. The building rises to a height of 35 feet 4 inches, below the 38-foot maximum permitted. The front setback is listed at zero feet, consistent with the zoning table, while the rear yard measures 11 feet 5 inches, exceeding the minimum requirement.

Architectural drawings show a vertically oriented façade facing South 27th Street, with a raised first floor accessed by a set of masonry steps. The design incorporates a two-story bay projection at the upper levels and a combination of masonry at the base with horizontal siding above. Window openings are arranged in a regular pattern across the façade, and the primary entrance is positioned beneath the projecting bay. The roof deck is set back from the front edge of the building, and an enclosed stair tower extends above the roofline to provide access.

The side elevation along Oakford Street reflects the corner condition, with additional windows and a secondary entrance. Plans also show a rear yard space and a basement-level egress well. The overall massing and height align with adjacent three-story residential buildings shown in the elevation drawings.

With permits issued as of April 2026, the project is approved for construction and will introduce a new two-unit residential building on the site.
