A permit has been issued for the construction of a three-story mixed-use building at 1808 Frankford Avenue in Philadelphia’s Fishtown neighborhood. The structure will span 2,992 square feet and include shell commercial space on the first floor and basement, with two residential units to be located on the second and third floors. Icon Remodeling LLC is listed as the contractor. Plato Studio is the architect.

Permits list construction costs at $150,000.

Zoning documents show a 1,061-square-foot lot located on a CMX-2-zoned property. The proposed building footprint will span 796 square feet. Zoning drawings show an attached, approximately 35-foot-tall structure situated between existing neighboring buildings. The plans also show a 265-square-foot rear yard, roof deck, pilot house, egress well, and an existing street tree along the Frankford Avenue frontage

The building will be fully sprinklered in accordance with NFPA 13. Separate permits are required for mechanical, electrical, plumbing, and fire suppression work separate use registration and fit-out permits will also be required prior to occupancy.

    Google Maps shows that this mixed use building on a long vacant lot at 1808 Frankford Ave. was constructed between November 2019 and September 2021. Since September 2021, It appears unoccupied, with construction fencing persisting at least through March 2023. In July 2025, there was a “for-sale” up.
