Construction Permits Issued for Mixed-Use Building at 1871 Frankford Avenue in Fishtown

A new mixed-use residential project is moving forward at 1871 Frankford Avenue in Philadelphia’s Fishtown neighborhood, where a building permit has been issued for the construction of a three-story, four-unit development combining residential and commercial uses, which will span a total construction area of 4,887 square feet. Project records list GuardHouse Construction as the contractor. Architectural services are attributed to Ambit Architecture.

Construction costs for the project are listed at $825,000.

According to the permits, the attached structure is approved as new construction under Type V-B construction and will include apartments classified as Group R-2 residential occupancy, along with a single commercial space located at the ground floor. The commercial component is approved as shell space only, with separate permits required prior to tenant fit-out and issuance of a certificate of occupancy. One interior parking space is also included as accessory to the residential use.

The approved plans call for 1,630 square feet of associated earth disturbance. No architectural renderings have yet been published.

  1. Let’s hope that garage access occurs via Sepviva St. and not Frankford Ave.

  2. Craig: The garage access will be from Sepviva. The zoning permit drawings indicate a cut curb and aprons 18 feet wide, 7′-1″ from an existing curb cut for another garage entrance to the southwest. This new curb cut will eliminate 25 feet of existing curbside parking. Walkability will be lessened.
