Permits have been filed for the construction of a 46-unit mixed-use development at 1200 Ridge Avenue in Poplar, North Philadelphia. The building will rise from a 10,620-square-foot footprint and yield 60,404 square feet of space. A commercial space will take up the entire ground floor, and the basement will be allocated to amenities such as parking space for 13 cars and 24 bicycles. A roof deck will be located atop the sixth floor at the summit of the structure, and will provide panoramic views of the skyline. The contractor listed for the project is HC Pody Company. An estimated $6 million will be spent on construction.
Though no building renderings are available yet, Coscia Moos Architecture is in charge of the design for the portcullis, which suggests that the design will likely be highly interesting, especially due to its location on an irregularly shaped triangular corner site.
The property is located in a highly desirable location at the corner of Ridge Avenue and Spring Garden Street. The site sits by one of the busiest intersections in the area, with heavy foot and car traffic passing by. The Spring Garden station on the Broad Street SEPTA line sits two blocks to the west. The Broad Ridge Spur runs on Ridge Avenue directly in front of where the future building will stand. If the Spur’s long-closed Spring Garden station reopens in the future, residents would have direct subway access.
The site is currently home to a single-story, suburban-style Citizens Bank. The building features a bland brick façade and has a large parking lot in the back. The site faces a mural on the building next door, which may be partially or fully blocked from view once the project is completed.
No completion date is known for the project, though it may be finished by 2022.
