Permits have been issued for the construction of a mixed-use structure at 2240 Frankford Avenue in Fishtown, Kensington. The building will stand four stories tall, with a retail space situated in the ground floor. The upper floors will hold six residential units. Storage space for residents and for the commercial tenant will be located in the basement and at the first floor. Totem Real Estate LLC is the listed owner. Construction costs for the project are estimated at $450,000.
The development will replace a three-story prewar structure. The upper two floors of the building feature a bland stucco façade, with gray siding adding contrast at the ground floor. The building also holds a retail space, so the inclusion of another retailer at the future development is a positive.
The fact that new projects are replacing existing multi-family buildings rather than vacant lots speaks for the volume of growth along the Frankford Avenue Corridor. While the density increase is minor, adding more residential units to the street will boost the neighborhood, and the retail space will attract pedestrians to the northern section of on the corridor.
No completion date is not known at this time.
