Site preparation is now underway at 3.0 University Place, a mixed-use development 4101-23 Market Street in University City, West Philadelphia. Upon completion, the building will rise eight stories tall. Retail and commercial space will be situated on the ground floor, with office and lab space located on the upper floors. The building will also include a green roof. In total, 274,294 square feet of space will be located within the structure.
The building will feature a modern façade consisting of a large podium taking up the entirety of the building’s footprint and with the glass portion of the building rising at a slight setback. The green roof will be situated atop the podium and will provide a pleasant outdoor space for the workers of the building. Orange accents will be located in the glass portion of the building and will help the structure stand out from the street with its modern design.
YIMBY previously shared the development with readers back in January when permits were issued for its construction. Since then, excavation equipment has arrived on site, and excavation work is underway with the former surface lot on the property having been torn up and foundations beginning to be dug. The project is still very early in the construction phase having only begun recently, but it is certainly a positive step to see the project move forward so quickly after receiving its permits.
The new building will be one of the first developments that will help transform the West Market Street corridor. The street currently holds high density and large towers farther east in University City while the section of Market where the project is located is still plagued with surface and underutilized lots. However, with its close proximity to transit on the Market Frankford Line via 40th Street station and its proximity to surrounding neighborhoods, the location will almost certainly make the project a success. In the years ahead, it won’t be surprising to see projects of a similar or larger scale arrive in the area.
No completion date for the project has been announced.

James, the Rite Aid site is targeted for development of 4.0 University Place. A master plan included with 3.0’s CDR submission indicates the following:

3.0 University Place at 41st St. and Market St., NW corner.
4.0 University Place across 41st St. from 3.0 University Place at 41st St. and Market St., NE corner.
5.0 University Place across Market St. from 4.0 University Place at 41st St. and south side of Market St.
6.0 University Place across 41st St. from 5.0 University Place at 41st St. and Market St., SE corner.
7.0 University Place at 40th St. and Market St., SE corner.
8.0 University Place just east of 7.0 University Place across a plaza at 39th St. and Market St., SW corner.
