Development Still Stalled at 709 Chestnut Street in Market East, Center City

A recent site visit by Philadelphia YIMBY has discovered no signs of construction work for a 317-foot-tall, 27-story residential high-rise proposed several years ago at 709 Chestnut Street (aka 709-13 Chestnut Street) in Market East, Center City revealed no signs of new construction. The site is located on the north side of the block between South 7th and South 8th streets, a block west of Independence Hall and the Liberty Bell. The project is a development by the Parkway Corporation, a company that specializes in operating parking lots (such as the one at 709 Chestnut Street) while looking for opportunities to redevelop said lots into residential and/or commercial properties, either on their own or in partnership with other developers. The latest iteration for the site at hand was designed by Edry McHenry Architects and had Roseland Properties attached as a co-developer, and was slated to offer 278 residential units.

The 20th Place on Philadelphia YIMBY’s December Countdown Goes to 27-Story Tower Planned at 709-13 Chestnut Street in Market East, Center City

The 20th place on Philadelphia YIMBY’s December 2021 Development Countdown goes to the 317-foot-tall, 27-story residential high-rise proposed at 709-13 Chestnut Street in Market East, Center City. Designed by Edry McHenry Architects and developed by the Parkway Corporation and Roseland Properties, the building will replace a parking lot on the north side of Chestnut Street between 7th and 8th streets and will offer 278 market-rate single-family units. Although the proposal was well-received by both the City’s Planning Commission and the Civic Design Review Committee upon its reveal in 2018, no construction permits have yet been filed and YIMBY’s recent site visit revealed no signs of ongoing work at the still-operational parking lot.

317-Foot-Tall Tower Awaits Construction at 709 Chestnut Street in Market East, Center City

The 25th entry on Philly YIMBY’s December 2020 Development Countdown is a 317-foot-tall, 27-story residential tower planned for 709 Chestnut Street in Market East, Center City. The 278-unit building is being developed by Roseland Properties and Parkway Corporation and is designed by Edry McHenry Architects, which recently revealed a rendering of a 350-foot building at 2100 Market Street. The structure will span almost the entirety of the 170-by-170-foot site that currently operates as an active parking lot. Permits have yet to be filed for the project, and no demolition preparations have begun.

Construction Anticipated for 327-Foot-Tall Residential Tower at 709 Chestnut Street in Market East, Center City

In 2015, the Mack-Cali Realty Corp. and Parkway Commercial Properties jointly proposed a high-rise apartment building at 709 Chestnut Street in Old City, a block west of Independence Hall. Two years later, Mack-Cali has left the development team and the building design has since changed. The latest iteration, designed by Edry McHenry Architects, is proposed to stand 327 feet and 27 stories tall, sporting 278 residential units. As of today, the proposal site consists of a still-active parking lot.
