Construction Underway at 58-Unit Complex at 620 Moore Street in Wharton, South Philadelphia

Philly YIMBY’s recent site visit has revealed that construction is well underway on a block-long, 58-unit complex at 620 Moore Street in Wharton, South Philadelphia. Designed by CANNOdesign, the primarily residential development will consist of three adjoining buildings, each rising four stories and spanning a site flanked by Moore Street to the north, South 6th Street to the east, and South 7th Street to the west. A 52-unit apartment building, articulated as separate independent structures, will span the majority of the site. At the street corners, two mixed-use buildings will each hold a commercial space at the ground floor and three residences on the floors above.

Construction work is making steady progress at an 88-unit mixed-use development at 1701 North 2nd Street in Olde Kensington, North Philadelphia. Designed by Stuart Rosenberg Architects and developed by Brick Capital, the building rises six stories tall, and will feature two ground-floor commercial spaces, as well as 32 parking spaces. Amenities will include a fitness center and a roof deck, which promises to offer extensive skyline views.

Permits have been issued for the construction of a mixed-use building at 5521 Wayne Avenue in Germantown, Northwest Philadelphia. Designed by CANNOdesign, the building will stand six stories tall and will hold 50 residential units, with commercial space situated on the ground floor. This density has been reached through a green roof and a mixed-income bonus. In total, the new building will hold 41,674 square feet of space. Construction costs are estimated at $6.5 million. Tester Construction is the contractor for the project.

Permits Issued for 86-Unit Building at 448-56 Rhawn Street in Fox Chase, Northeast Philadelphia

Permits have been issued for a four-story, 86-unit residential building at 448-56 Rhawn Street (alternately 448-456 Rhawn Street or 448-52 Rhawn Street) in Fox Chase, Northeast Philadelphia. Designed by KCA Design Associates, the development will hold 92,432 square feet of interior space, of which 2,500 square feet will be ground-level retail, and will include a ground-level garage with space for 34 cars and 30 bicycles. The building will rise on the southwest corner of Rhawn Street and Rockwell Avenue, across from the Fox Chase Station of the SEPTA Regional Rail. Permits list Fortify Construction Management LLC as the contractor. The projected cost of construction work is $8 million.
