A recent site visit by Philly YIMBY has revealed that construction is still pending at a six-story, 143-unit mixed-use development at 113-29 Berkley Street in Germantown, Northwest Philadelphia. Designed by HDO Architecture, the new building will include commercial space on the ground floor, a roof deck, and a green roof A total of 98 parking spaces will be included, four four of which will be ADA compliant and six reserved for electric vehicles. The project will also feature 50 bicycle spaces (with an additional ten on the sidewalk) and six new street trees.

A recent site visit by Philly YIMBY has noted that foundation work is underway at The Royale, a four-story, 77-unit development at 6910 Ridge Avenue in Roxborough, Northwest Philadelphia. Designed by M Architects and developed by Stamm Development Group, the building will span 70,996 square feet and will feature underground parking and a green roof. Permits list Tester Construction Group as the contractor and a construction cost of $14 million.

Construction Still Pending at 4401 Ridge Avenue in East Falls, Northwest Philadelphia

A recent site visit by Philly YIMBY has noted that construction work has still not begun at a 175-unit mixed-use development at 4401 Ridge Avenue in East Falls, Northwest Philadelphia. Designed by Oombra Architects and developed by Atapco Properties, the development will span 178,837 square feet and feature 34 studios, 117 one-bedrooms units, and 34 two-bedroom apartments. A total of 4,760 square feet of commercial space will be located on the ground floor on Ridge Avenue, as well as 2,200 square feet of outdoor space. A 8,100-square-foot roof deck and a 3,400-square-foot green roof will be located atop the building. The project will also offer parking for 189 cars and 62 bicycles.

Construction Makes Headway at Ridge Flats in East Falls, Northwest Philadelphia

Philly YIMBY’s recent site visit has noted significant construction progress at Ridge Flats, a five-story mixed-use project rising at 4300-26 Ridge Avenue in East Falls, Northwest Philadelphia. Designed by Morris Adjmi Architects, the 180,879-square-foot development will contain around 10,000 square feet of retail space, 142 residential units, 117 partially covered surface parking spaces, and a green roof. Permits list Kinsley Construction as the contractor. The construction cost is stated at $30.5 million.
