A recent site visit by Philadelphia YIMBY has revealed that construction is nearing completion at a four-story, 15-unit apartment building at 2401 Frankford Avenue in Fishtown. Designed by Ambit Architecture and developed by Philly Capital Group, the 14,560-square-foot building stands at the east side of the traffic circle at the intersection of Frankford Avenue, Trenton Avenue, and East York Street, which gains its distinctive “flatiron” shape from its acutely angled site. The development will feature ground-floor commercial space (primarily along Frankford Avenue), a basement, full sprinkling, balconies, and a green roof covering at least 60 percent of the rooftop. Permits list GRIT Construction as the contractor and a construction cost of $2.05 million.

Today we share an extensive collection of plans, renderings, and diagrams for the development. Designed by Harman Deutsch Ohler Architecture, the building will span 154,677 square feet and will offer elevator service, balconies in select units, parking for 65 cars (including three ADA and three electric vehicle spaces) and 60 bicycles (plus five sidewalk stalls), a roof deck, and a green roof.

A recent site visit by Philly YIMBY has revealed that construction has not yet started at a 22-unit mixed-use development at 2226-34 North Front Street in Norris Square. The building will rise five stories and 55 feet high. A commercial space will be situated on the ground floor and green roof will be located at the top of the building., which will provide a density bonus that will allow for a higher number of residential units. Eight bicycle spaces will also be included in the project. In total, the building will hold 18,277 square feet of space, with construction costs listed at $2.7 million.
