A recent site visit by Philly YIMBY has revealed no construction progress at a five-story, 57-unit development proposed at 401-07 East Walnut Lane in East Germantown, Northwest Philadelphia. Designed by Designblendz, the structure will span 48,945 square feet and feature a green roof and full sprinkling. Permits list Liberty Star Management as the contractor and construction costs of $6.5 million.
The site, located within an eight-minute walk to the southwest of the Washington Lane regional rail station, saw building permits issued around March, yet our recent visit found no signs of construction. The expansive lot, sited on a considerably sloped site, is still overgrown with a field of lush, thick vegetation. Although, certainly, enough time has passed since for site clearance and construction work to commence, it is still hardly long enough to cause any notable concerns about potential delays. Regardless, the development would bring significant improvement to the block and we look forward to the start of construction work some time in the near future.
