Philly YIMBY’s recent site visit revealed that construction is wrapping up at a three-story single-family rowhouse at 1537 South Bambrey Street in Grays Ferry, South Philadelphia. The structure rises on the east side of the block between Dickinson and Tasker streets, spanning a footprint of 518 square feet. The structure’s prominence above its predominantly two-story neighbors means that its roof deck offers relatively open views of the skylines of Center City and University City. Permits list Standard Development LLC as the owner, Maher Abdelaal as the design professional, and Clifford Lasky of BFR Construction LLC as the contractor. The total construction cost is listed at $241,000, with $212 for general construction, $12,000 for plumbing work, $9,000 for mechanical work, and $8,000 for electrical work.

Last February, YIMBY shared the news of a permit issued for the construction of a single-family townhouse at 1532 South 7th Street in Passyunk Square in South Philadelphia. By now, almost a year later, the site has been transformed from an eyesore vacant lot into an imposing three-story structure, as our recent site visit revealed. Permits indicate that the structure spans a footprint of around 600 square feet and features a roof deck. The filings specify V2 Properties Entity 6 LL as the owner and V2 Properties Construction Management LLC as the contractor. A permit issued in late 2019 stated a construction cost of $150,000, although the later permit does not specify a construction cost.

Permits have been issued for the construction of a pair of single-family houses at 2608 Pine Street and 2610 Pine Street in Fitler Square, Center City. The buildings will replace two attractive, well-preserved prewar rowhouses, which are part of an intact ensemble that spans the entire block. Each building will feature a roof deck. Permits list Judith M. Crossan Sanicky and William M. Sanicky as owners for the building planned at number 2608, which will span a footprint of 768 square feet, and Margaret Connor Porter and Scott. T Porter for its neighbor at number 2610, which will rise from a footprint measuring 910 square feet.

Permits Issued for Four More Single-Family Houses at Siena Place in Packer Park, South Philadelphia

Permits have been issued for the construction of additional single-family homes at Siena Place, a large development underway in Packer Park, South Philadelphia. Though the latest round of permits adds only four more residences, it further enhances a development that has already brought dozens of single-family homes to an untouched land parcel at the far western reaches of the neighborhood. Each of the new buildings will stand three stories tall and will feature access to a private roof deck. A garage will be included with each unit. Construction costs are estimated at $300,000 per home.
