Last February, YIMBY shared the news of a permit issued for the construction of a single-family townhouse at 1532 South 7th Street in Passyunk Square in South Philadelphia. By now, almost a year later, the site has been transformed from an eyesore vacant lot into an imposing three-story structure, as our recent site visit revealed. Permits indicate that the structure spans a footprint of around 600 square feet and features a roof deck. The filings specify V2 Properties Entity 6 LL as the owner and V2 Properties Construction Management LLC as the contractor. A permit issued in late 2019 stated a construction cost of $150,000, although the later permit does not specify a construction cost.
The building towers prominently over the immediately adjacent structures, although its scale is in keeping with buildings across the street and throughout the area. More striking is the building’s unabashed modernity, with large windows and a cool-toned facade of dark gray brick, light gray panels, and white siding contrasting with the earth-tone palette of adjacent prewar rowhouses. A royal blue door adds a welcome touch of color to the otherwise grayscale composition.
Despite its avant-garde appearance, the design harmonizes with its prewar surroundings by maintaining the streetwall and using classic features of the Philadelphia rowhouse vernacular such as a raised stoop (albeit a very tall one, in this case) and a brick exterior.
Passyunk Square is a quintessential South Philly neighborhood, arguably best known for its Geno’s and Pat’s cheesesteak restaurants located across from one another at the oblique intersection of East Passyunk Avenue and South 9th Street, located within an eight-minute walk to the northeast of the townhouse at 1532 South 7th Street. During the city’s postwar period of decline, the neighborhood has managed to maintain almost all of its prewar building stock, so development-ready vacant lots are scarce. However, there is a sizable parking lot at 1529 South 8th Street, two short blocks west of the recently-built townhouse, that looks ideally suited for a medium-size residential or mixed-use development.
