Philly YIMBY’s recent visit to the five-story, 21-unit condominium building underway at 2209 North Broad Street, near Temple University in North Philadelphia, has revealed significant construction progress. Since we first reported on permits issued for the development, which is located on the east side of the block between West Susquehanna and Dauphin Avenue a block north of the Temple campus, the wood-framed structure has been topped-out and nearly fully assembled, and currently awaits facade installation. Designed by KCA Design Associates, the structure will feature ground-floor retail, a cellar, elevator service, seven bicycle parking spaces, and a roof deck. Permits list Golden Rule LLC as the owner, V2 Properties Construction Management as the contractor, and a construction cost of $2.5 million.

In August 2020, Philly YIMBY reported that a zoning permit has been filed for the construction of a three-story single-family rowhouse at 539 West Berks Street near Temple University in North Philadelphia East. More than a year later, the structure stands complete. The three-bedroom, three-bathroom residence was sold last December for $500,000. The structure replaces a vacant lot on the north side of the block between North 5th and North 6th streets and holds 3,416 square feet of interior space. Features include a basement and a roof deck, which offers largely unobstructed views of the surrounding area. Permits list V2 Properties Entity 6 LL as the owner, Plato Marinakos as the design professional, and V2 Properties Construction Management LLC as the contractor.

Last February, YIMBY shared the news of a permit issued for the construction of a single-family townhouse at 1532 South 7th Street in Passyunk Square in South Philadelphia. By now, almost a year later, the site has been transformed from an eyesore vacant lot into an imposing three-story structure, as our recent site visit revealed. Permits indicate that the structure spans a footprint of around 600 square feet and features a roof deck. The filings specify V2 Properties Entity 6 LL as the owner and V2 Properties Construction Management LLC as the contractor. A permit issued in late 2019 stated a construction cost of $150,000, although the later permit does not specify a construction cost.
