Demolition permits have been filed for 1429-31 Federal Street in the Newbold neighborhood of South Philadelphia. Located three properties away from the corner of South 15th Street and Federal Street, the property is owned by 149 Federal Street LLC.

The existing structure should not take long to tear down since it is a single-story car mechanic workshop. The building shares a lot wall with a larger, two-story commercial building to the east; an open lot sits to the west. Such properties are all likely candidates for redevelopment, especially since the Ellsworth-Federal SEPTA station is located on Broad Street just a block to the east.

New development is already arriving in the neighborhood: three blocks north, the Lincoln Square project by BLT Architects was completed in late 2018. Another close-by property is the gigantic wasteland-like lot at 1001 South Broad Street, which will soon make way for a massive project originally proposed as a 426-foot apartment building (though the project may have since been downsized).
