A zoning permit has been filed for the construction of an attached single-family structure at 2035 North Orianna Street in the Norris Square neighborhood of North Philadelphia. The project would include a cellar and a roof deck. Documents note that the final height would not exceed 38 feet. DJI Development LLC is the listed owner.
The lot, located on the east side of the street, previously held a yard used for parking as well as a ramshackle shed. A chainlink fence spanned the front of the site. The plot is one of many similar empty lots scattered along the block and around the neighborhood. The remaining structures on the block are two-story prewar rowhomes.
Norris Square is seeing a recent uptick in development, likely due in part to the neighborhood’s proximity to Temple University. The neighborhood is well served by public transit, with the Berks and York-Dauphin stations of the Market-Frankford line on the neighborhood’s eastern fringe as well as the Temple University station of the SEPTA regional rail to the west. Norris Park, located several blocks to the east of 2035 North Orianna Street, is a classic neighborhood park with ample green space and a playground.
