Permits have been filed for construction of a single-family structure at 2023 Oakford Street in the Point Breeze neighborhood of South Philadelphia. The structure will replace a empty lot with minor vegetation on site. Documents state that the building will feature a roof deck. The property sits on the north side of the block between and Point Breeze Avenue and South 21st Street. The site is under the ownership of OAKFORD2023 LLC.
The plot is nestled between two existing properties: a two-story prewar rowhouse to the west and a four-story residential building to the east, completed some time between 2014 and 2018. Until at least 2014, the five-lot site, which includes 2023 Oakford Street, sat vacant. Since then, two residential structures rose at the site.
The property sits a few blocks away from the bustling Washington Avenue, lined with small businesses on both sides of the five-lane street. The closest park to the property is also on Washington Avenue, sandwiched between South 18th Street and South 19th Street. Known as Chew Playground, the park offers a baseball field, soccer field, a playground, basketball courts, and a pool. On the southwest corner of the block is the Lincoln Day Educational Center for young children.
