Permits have been filed for the construction of a three-story, 78-unit residential structure at 2610-16 West Fletcher Street in Strawberry Mansion, North Philadelphia. The property sits between North 26th Street and North 27th Street. The new building will take up a footprint of 95,520 square feet and yield 61,611 square feet. A community center will also be included in the project, as well as a surface parking lot. The project’s estimated construction costs are $12.5 million.
The structure will replace a large vacant lot, boosting the density of a neighborhood that has seen little investment and development in the postwar period.
Bus transit is offered via the 23rd and Dauphin Bus Terminal, a short walk to the West of the site. The 7 and 39 buses also run along West Dauphin Street a block west of the property. Richard R. Wright Elementary School sits half a block to the west.
The permit is set to expire on April 21, 2021, so construction is likely to begin before that time.
