Permits have been filed for the construction of a four-story apartment building at 1420 Point Breeze Avenue in Point Breeze, South Philadelphia. The property is located on a block between Dickinson Street and Reed Street. Permits have also been filed for the demolition of the commercial building currently on site, making way for the new structure that will greatly increase local density with 42 residential units. The property is owned by 1420 PB Ave LLC and 1420 PB Ave LLC. Mangual Demolition Inc. is the specified contractor.

The new structure will rise prominently above the surrounding low-rise properties. The building will feature commercial space on the ground floor and a roof deck for residential use. The building will make use of the green roof and mixed-income bonus to increase the permitted floor space.

Point Breeze Avenue is a major commercial and retail corridor with many small businesses and dining establishments. The 7 stops at the corner of Reed Street and South 22nd Street a block to the west.
