80-Unit Mixed-Use Building Approved for 101 South 3rd Street in Easton, Pennsylvania

An 11-story, 80-unit mixed-use building has earned unanimous municipal approval to rise at 101 South 3rd Street in Easton, Pennsylvania, a small city along the Delaware River on the northern outskirts of the greater Philadelphia metropolitan region. Designed by SITIO Architects, the development will include ground-floor retail and office space in addition to the primary residential component. The existing low-rise bank building at the site will be renovated and extended all the way to 3rd Street, creating a denser urban design. The project will include a promenade and a pocket park.

The design features a gray podium with large windows for the office and retail space set to occupy it. The tower is clad in white paneling with an irregular grid of various-sized windows, as well as vertical cutaways with wood-paneled accenting. A section of floor-to-ceiling windows sets the podium apart from the tower, adding another eye-catching touch to the design.

A number of amenities are set to be included, such as a co-working space, a gym, a “sky room,” and a roof terrace.

The existing bank structure stands two stories tall and features a brick façade. Though the structure will not be demolished, it will become hidden from view once the rest of the tower rises around it. The site sits on the Third Street commercial corridor just two blocks from Center Square, the heart of Downtown Easton.

This is one of the largest projects currently planned in Easton and in the entire Lehigh Valley area, located roughly equidistant between the Philadelphia and New York City metro areas. It is one of only a few towers planned in the area in the last decade, with only one having been built since 2010. However, the region is growing prodigiously and there has been a massive influx of dense, urban multi-family buildings, primarily in City Center Allentown.

No completion date is currently known for the project, though late 2022 is conceivable if groundbreaking were to occur soon.

  1. Easton Will not be the same, it’s too busy the streets and now they want to bring more apartments?, will be like driving in Newark NJ, all this is happening because the city wants more money ?? plus will increase our city tax
