Permits have been filed for the construction of a multi-family structure at 3523 Haverford Avenue in Mantua, West Philadelphia. The property is located on the north side of the block between North 35th Street and North 36th Street. The building will span a footprint of 2,724 square feet and will feature front and rear decks at the second floor and the roof. Owner E LLC is the listed owner.
The development will replace a three-story prewar single-family dwelling, for which a demolition permit was filed in January. The ornate structure has wooden highlights with contrasting brown and white accenting.
The 43 bus stops at the corner of Haverford Avenue and North 36th Street, on the same block as the property. The 10 trolley on Lancaster Avenue sits within a five- to ten-minute walk to the southwest, and the 34th Street station on the Market-Frankford SEPTA line is located within a 15-minute walk to the south in University City. Three blocks to the north is the Morton McMichael School at 3543 Fairmount Avenue.
