Permits have been filed for the construction of a five-story mixed-use building at 1144 Frankford Avenue in Fishtown, Kensington. Designed by Kore Design Architecture, the 13,330-square-foot structure will rise from a 3,200-square-foot footprint and will yield 12 apartments. A 2,495-square-foot commercial space will be located on the ground floor. Construction costs are listed at $1.5 million.
A former proposal for the project was dubbed the Frankford Collective, and featured a 12-room boutique hotel over retail. It is possible that a similar design will be used for this project, subbing in apartments for hotel rooms, a predictable change given the current global condition.

The modern design incorporates a mixture of façade materials. Brick is used throughout the lower four floors, with brown cladding on the fifth floor and cantilevered sections covered in black cladding jut out from the structure.
The project will replace a formerly vacant lot. The development is one of a long list of and mixed-use and multi-family projects recently built, under construction, and proposed in the area, which is currently one of the most rapidly expanding parts of the city. The Girard Station on the Market-Frankford SEPTA Line sits within a five-minute walk to the west, granting future residents proximate transit access.
