Façade Work Finishes Up at 1721-23 Ridge Avenue in Francisville, North Philadelphia

Façade installation is now complete at 1721-23 Ridge Avenue, a five-story mixed-use building in FrancisvilleNorth Philadelphia. Designed by CANNOdesign and developed by Pelican Hill Partners LLC, the structure will yield 14 residential units as well as ground-floor commercial space. Tester Construction served as the contractor for the project.

Recent photos show the finished look of the white brick curtain wall, which features detailing at the crown. The building features an interesting fenestration with an orderly grid, but with varying divisions of glass paneling in an alternating pattern. Some sections feature one large window divided by black mullions, while others feature two rectangular windows, and others still have three tall, narrow windows. This feature lends the otherwise plain, classic structure a distinctive modern touch. The ground floor features floor-to-ceiling windows to help show off the retail space.

The above photo was taken on December 27, when scaffolding still remained standing in front of the main elevation.

A more recent photo shows most of the scaffolding dismantled. Two pre-existing street trees were able to be preserved during construction, further contributing to the building’s positive streetscape contribution.

The following photos show the side and rear elevations of the building, which are clad in gray siding.

The new structure replaced two twin rowhomes. When facing the building, the former row homes loom identical to those to the right of the new structure. The project will contribute to the neighborhood with an increase in height and density, as well as a reduction of empty space on the street. Finally, the addition of a retail space will boost pedestrian traffic on the block.

The project is yet another in the timeline of Ridge Avenue’s growth into one the city’s most vibrant commercial corridors. With the high density that is now present in the neighborhood, it should be easy for the retail spaces to find tenants.

The development joins others by CANNOdesign in Francisville and on Ridge Avenue. YIMBY recently shared permits that were issued for a 28-unit mixed-use building just a short walk away from the site.
