Permits Issued for 6365-69 Germantown Avenue in East Germantown, Northwest Philadelphia

Permits have been issued for the renovation and expansion of 6365-69 Germantown Avenue, a four-story residential building in East Germantown, Northwest Philadelphia. The plans call for a rear addition that will more than double the structure’s scope from 6,251 to 13,988 square feet, as well as the installation of new partitions, furnishings, finishes, and fixtures throughout. The renovated property will yield 14 apartments and two ground-floor commercial spaces with frontage on Germantown Avenue. Construction costs are estimated at $1.4 million.

The building features a brick façade with two projecting columns of bay windows spanning the second and third stories. The ground-floor retail spaces are currently outlined with a purple trim. The building is in a somewhat rundown condition, and its rehabilitation will help increase the desirability of Germantown Avenue.

East Germantown has seen more and more development in recent years. Just across the street from this project, a new 40-unit multifamily structure is now open for occupancy. These new properties’ infusion of apartments and the return of commercial spaces to Germantown Avenue will help catalyze future growth along the thoroughfare. Although already an easily walkable street, the two retail spaces will help attract more pedestrians to the area, and the many new residents will help support the many business lining Germantown Avenue’s cobblestone streets.

A completion date is not known for the project.

The city of Philadelphia needs to stop approving these buildings permits now we already have way to much new construction in the Roxborough and Manayunk section with tons of apartment buildings the parking abd roads are overwhelmed and we are a watershed here that needs to be protected . I demand to know why all these permits keep being approved when we are already over build and over populated.

  2. Too bad the building behind must be sacrificed for the one along Germantown. It was a 2nd Empire mansion that was set back from Germantown Ave. These developers have no vision, and seem to spend most of their creative efforts cramming as many units as possible in a space rather than creating a building that complements its surroundings. The white elephant “Luxury” apartments referenced across the street is a disaster.
