A rendering has been revealed for 5312 Ridge Avenue, a four-story mixed-use building in Manayunk, Northwest Philadelphia. The 33,544-square-foot structure will yield 36 residential units and two commercial spaces, one of which will be occupied by a fresh food market. Permits list Klein & Company Plumbing Inc. as the contractor for the project.
The rendering shows a simple design clad in white paneling and featuring an orderly grid of large square windows. Light gray horizontal bands run around the perimeter of the building at each level. A fence on the ground level will enclose the parking amenities. Though renderings are not available for the façade facing Ridge Avenue, it will reportedly feature red brick, giving the building a more interesting complexion.
The property is currently occupied by a single-story industrial structure that was converted into an office for PZS Architects. The structure features a white façade with a distinctive stepped cornice, its only distinguishing architectural feature.
The new building will offer several benefits to the surrounding neighborhood. Though Ridge Avenue is one of the busiest commercial corridors in Manayunk, with a number of shops and restaurants, the property will be one of the only mixed-use developments on its particular stretch of the thoroughfare. The structure’s new retail spaces and residents will add density and breathe life into the street, possibly attracting more businesses in the future. This will allow Manayunk to enjoy both Ridge Avenue and Main Street as commercial corridors, plus the added boost of Ridge Avenue as it passes through its commercial section in nearby Roxborough, a neighborhood just to the north of Manayunk.
The Wissahickon Station of the SEPTA Regional Rail is located a short walk down Ridge Avenue, offering short commutes to Center City and University City. Reverse commutes to Conshohocken or Norristown will also be possible via Regional Rail.
The project is estimated to cost $5 million to build. No construction timeline or completion date has been announced.

Totally unacceptable. Already so congested in that area and parking cannot be found. Traffic takes forever. No regard for existing neighbors. Businesses won’t have customers due to no parking! Disgusting how the greed has taken over Roxborough.
You should replace Manayunk with Roxborough. Ridge ave doesn’t go in Manayunk, it breaks off into Main st in Manayunk.
