Permits Issued for a 20-Unit Building at 1801-05 North 2nd Street in Olde Kensington

Permits have been issued for the construction of a large mixed use building at 1801-05 North 2nd Street in Olde Kensington. The building will stand five stories tall and will feature 20 residential units as well as two commercial spaces at the ground floor. Parking will be situated in the basement. The structure will hold 25,106 square feet of space and will cost an estimated $2,510,000 to build.

The building will replace a single-story warehouse-type structure with a garage door opening onto North 2nd Street. The structure is one of many industrial buildings located throughout the area, in one of the last remaining clusters in a neighborhood where numerous other industrial structures have been either demolished or converted to multi-family and mixed-use developments, adding hundreds of new units to the neighborhood.

Replacement of the bland structure with a residential project is an improvement for the neighborhood, particularly with the addition of new commercial space. The neighborhood is rapidly developing along American Street, which is set to blossom into a major commercial artery that will help spark further development and investment to the area.

No completion date for the project is not known at this time, though construction may be finished by 2022.
