Permits have been issued for the construction of a multi-family structure at 306-08 Ridge Avenue in Strawberry MansionNorth Philadelphia. The building will stand three stories tall and hold five rental residential units. The structure will be designed by Gnome Architects, though no renderings are available. The building will add 4,959 square feet of space to the neighborhood, coming at an estimated construction cost of $150,000.

Ridge Avenue is a busy and growing commercial corridor that runs from Center City all the way northwest to Roxborough, a rare diagonal thoroughfare in Philadelphia’s relatively uniform grid. The avenue creates many triangular lots, allowing for unique “flatiron” building designs that diversify the city’s architectural landscape. 306-08 Ridge Avenue is planned at one of such parcels in a prominent location, so it will likely feature a triangular shape.

The addition of density near commercial corridors is key to creating successful neighborhoods. Such developments tend to spark chain reactions that encourage more residents and businesses to move to the area, creating mixed-use communities throughout the city.

No completion date is known at this time, though the building may be finished by 2021 or 2022.
